construction seeker or foreclosure searcher, home auctions are for you.
How to Buy a Property at a Residential Auction
How Do I Participate?
First,
do your homework. The most important event prior to the actual auction
is the preview or inspection period. Normally, the property being
auctioned will have one or more dates and times set aside to for
bidders to inspect the property.
Attend a a scheduled preview or schedule a private showing by
calling us at (704) 559-5988. If you have a serious interest in a
property, bring a home inspector or general contractor to the home.
There are no inspection contingencies on home to be auctioned.
At this time, you will want to preview the exterior and interior of the home. The property being auctioned will be available the day of auction for additional preview time usually 1-2 hours prior to auction. Bidders should stop by the information/registration desk to register or to confirm registration if you have already registered. You will also receive a bidders package at this time.
Documents to Bid
Each bidder will need to download all the necessary documents needed to bid on each property. Common documents needed include:
1. Bid Procedures Form
2. Purchase Contract
3. Auction Terms and Conditions
4. Short Sale Addendums if the home is a short sale
5. Foreclosure Addendums if the home is a foreclosure
A complete bidders package will be given at auction as well. If you are the higher bidder for the property, you will be required to sign the purchase contract and addendums at the conclusion of the auction.
Broker Participation
Brokers
are welcomed to participate at all auctions. If you are being
represented by a broker, your broker must pre-register you as his or
her client at least 48 hours prior to auction.

Financing and All-Cash Purchases
Proof of funds in a recent letter from your banker or asset statement will be needed for all cash purchases.
Buyers Premium
Buyers
Premuims are a standard practice in the auction industry. It is not a
real estate commission. It is a charge for bringing the property to
auction and can be added to the loan amount. Todays Real Estate and
Auction charges the least amount of buyers premium to allow more
savings to be passed along to the buyer. We typically charge between
2%-5%.
Closing
If
you are the high bidder for the property, you will immediately sign the
purchase contracts and any additional addendums to the contract. You
will also submit your earnest money deposit to the auction manager.
All documents need to be reviewed prior to the event. We are available
to answer any questions you may have regarding the auction and related
documents. It is important to be in constant communication with your
closing team to assist in closing within the required 30 day period.
There is a seller confirmation period for each auction. The bidder
package will confirm the confirmation period for each property.
